Process for rezoning along SunRunner route continues to move forward


The City of St. Petersburg is making significant progress on creating a new zoning framework for the  areas surrounding the SunRunner bus rapid transit stops.  

We are hopeful that this process will lead to more mixed-use development along 22nd Street S, including at Place Projects’ sites along the corridor.

The City held two well-attended workshops for community members over the summer, getting feedback on what residents and stakeholders would like to see near four SunRunner stops, including the one at 22nd Street S. The feedback about the SunRunner’s potential impact on the area was positive, and attendees voiced support for increased density and transit-oriented development extending south from the stops.

“I don’t think, in the Deuces, you should do development just for the sake of development,” said Jason Mathis, president of the St. Petersburg Downtown Partnership, in a story about the workshops in the St. Pete Catalyst. “But the development that responds to the needs of the Warehouse Arts District and Deuces Corridor is really called for, and I think that neighborhood is hungry for that.”

The 22nd Street S corridor, located in a fast-growing vibrant area of the City, is well-suited for a mixed-use walkable area that fits St. Petersburg’s need for more housing, office and retail  spaces for businesses to thrive. With the SunRunner in place – which is getting healthy ridership – the site will be easily accessible by car, bus or bicycle.
