Instead of continuing with strict Industrial uses like we see today, we propose lighter industrial, like shared maker space, coupled with smaller commercial and residential. Maker space allows creative small businesses shared access to expensive machinery to create things like furniture, jewelry, etc. without high startup and overhead costs. Increasing the density of creators in one place, fosters opportunities for shared projects, open market nights and visitor interaction.

This could be similar to the Made in NY Campus at Bush Terminal which is focused on using industrial space for film/production and fashion alongside walkable corridors and open plazas for gathering.
